Whether you are in the relatively small group of people who financially can afford to purchase a million dollar home in Louisville, KY, or you are, like so many of us, fascinated by interesting real estate, the luxury real estate market in Louisville, KY rarely disappoints. When one considers what a million dollars will buy in our area vs. some of our regional rival cities, it's no wonder this segment of the market has experienced a few incredible years recently.
Consider that in 2005, which is on record as one of the best years ever for home sellers, there were 38 single family homes that sold for at least $1,000,000 in Jefferson County, KY. That number dwindled to only 19 in 2011, which is widely considered one of the worst years in residential real estate history. By 2015, the number of Million Dollar Single Family home sales in Jefferson County had rebounded to 42. During the "Covid Year" of 2020, the million dollar market recorded 56 home sales. A year later, aided by the lowest mortgage interest rates ever, Jefferson County smashed its all-time million dollar home sale record with an astounding 135 sales of at least $1 Million. In 2022, the Million Dollar market took a slight step back, which is unsurprising, and yet, still closed 119 sales of at least $1,000,000.
Below, I will share some of the numbers that should help guide Louisville's luxury home sellers and home buyers as we are off and running in 2023! This post takes a look back at luxury home sale history in the Louisville/Jefferson County area in order to develop the profile of the million dollar home. Some sales have not been included in this survey primarily due to excessive acreage. Sales with acreage that was deemed to contribute a significantly higher portion of value to the total value of the property than would be typical of single family home sites (due primarily to development potential) were not included. Nonetheless, sales with up to 35 acres have been included.
Condominium sales were not included and will be the subject of an additional post.
Average above ground square footage means that finished basement square footage was not included. Finished basements can be quite valuable, but the market will almost always pay more for finished square footage above grade.
Jefferson County Million Dollar Home Sales since 2005:

My first year as a licensed Realtor was 2005. I had been an appraiser since 2002, so while it was my first year selling real estate, I'd been observing and analyzing the Louisville real estate market for a few years. It was an exciting year. There were multiple offer situations that hadn't been experienced in several years, and yet, it was a pretty pedestrian year for real estate in comparison to the past 3 years. The number that sticks out to me from this year is 5 multi-million dollar home sales. That is more multi-million dollar sales than 11 of the years which comprise this survey.

This was the year things really changed in real estate and in all manner of financial life. The stock market crashed in September of 2008, and the housing market entered a very difficult period. Some numbers of note from the luxury market during this year: Expensive homes really began to sit on the market, and the bedroom and bath averages were solidly in 5-bed/6 bath territory.

2012
Signs of a housing recovery started to emerge in 2012, but you wouldn't know it if you were a luxury seller that year. By this time, inventory of all housing was beginning to decrease. Much of the decrease had to do with fed-up sellers who were not getting the kind of market response to their properties as they wanted, so many sellers pulled their homes from the market. Additionally, in the aftermath of the Great Recession, an elevated number of builders went out of business or quit. The lack of building was also catching up to a population that was beginning to buy houses again. This created a much brisker market for most price points. Even the luxury market saw a massive deduction in average days on market (the number of days from initial listing to signing a sales contract). That number had been 350 days the year before, and while the total number of sales of million dollar homes dipped to the lowest point in the survey, the ones that sold were sitting on the market nearly half of the amount of time that they'd sat in 2011. Louisville's luxury home market was poised for a big jump in 2013!

The year of 2020 is where madness in the real estate market returned from a 15-year hiatus, but for much different reasons than the run-up to the 2008 housing bubble. In March, when the world seemingly cancelled due to Covid-19, most real estate professionals were uncertain as to how lockdowns and other Covid-19 precautions might affect the real estate market on the ground. Would we be selling our listings virtually? Would anyone still want to buy a home? Would sellers want to sell homes during a pandemic that would heavily affect our economy for years to come? The main question of these and others was about buyers' willingness to buy homes amid Covid precautions, and they answered this question with a resounding "YES!" Buyers were eager to continue to buy because housing is essential, and when it's time to move, it's time to move. Add in outlandishly low mortgage interest rates, and the appetite for buying homes remained very strong. The appetite for selling homes, however, was less enthusiastic even though we were entering the best era for home sellers in memory, which is yet another reminder that the buyers and sellers of housing make their decisions based on life circumstances more than market conditions. Due to these factors, housing inventory would plummet to depths Louisville, KY has not seen in decades. This lack of supply drove multiple offers for properties all over town, and the equity gains for home-owners during this period were unprecedented.
The luxury market in Louisville declined some in terms of units sold in 2020, but still posted a very strong year. Of particular note were the 8 multi-million dollar sales.

A record-setting year in most real estate markets nationally, Louisville's luxury market smashed previous records with an astounding 135 closed sales, a brisk average days on market which dipped to 81 days from initial listing to contract, and 17 multi-million dollar homes sales, including 2 at or above 4,000,000. Looking back at hyper-local numbers (which I will expand on below), the other major factor from 2021 was the emergence of Prospect's Norton Commons development as it relates to the million dollar price point.

The million-dollar home data for 2022 was mixed to be sure. Massive mortgage interest rate hikes stymied the last two quarters of 2022 in terms of units sold, but prices remained incredibly strong. Inventory remains inadequate, and therefore, prices, while more vulnerable now than a year ago, will not be tanking anytime soon. Buyers should take heart though as they will be able to negotiate terms regarding price and inspections, unlike the past 3 years.
The luxury market followed up its historic 2021 with a bang, posting its second best year in the survey in total sales and multi-million dollar sales, while days on market decreased yet again to a record-low 63 days on market.

2023
2023 ended up surpassing 2022 for the number of Million-Dollar+ home sales with 123 closed sales, four more than the previous year, and only 12 fewer than 2021's record. The number of Multi-Million Dollar homes decreased to 10 from 16 the year prior. One major difference between 2023 and years past is the average lot size. Last year the average lot size decreased by nearly 30%. Primarily fueled by the continued popularity of Norton Commons, this is a trend that is worth following.
